You can cancel up to 48 hours prior to arrival without incurring any charges and you don't have to pay anything on booking.
If you have to cancel within 48 hours or your scheduled arrival, to self-isolate, you can use your payment for a future reservation.
In the event of a lockdown we will refund your payment in full.

Parking: We have a small private car park which is free of charge to all of our guests.
Accessibility: All of our rooms are in a beautiful listed building in a conservation area. Originally a townhouse, our accommodation is located across four floors with a staircase serving all levels and unfortunately we do not have a lift. The front door to the accommodation is accessed via four steps, we have three rooms located on this, the original ‘ground floor’ of the house. Alternative access is available via a link corridor with the adjoining Mill on the Exe public house – there are two steps in this link corridor. Guests with specific access requirements are advised to contact us who will be happy to provide advice and assistance.
Extra Beds: Unfortunately, rooms are not large enough to accommodate extra beds or cots.
Check in/Out: Check in is from 3pm, please vacate the room by 10am on the day of departure.
T&Cs: For bedroom reservations a credit or debit card will be required to guarantee the room. No deposit will be taken and cancellation is free until 48 hours prior to arrival. We reserve the right and you hereby authorise us to charge your credit or debit card for any damage incurred to your room or the property during your stay (including without limitation specialist cleaning) or for any items that are missing when you leave.
