Headweir Mill House offers stylish accommodation in the heart of Exeter. This historic building is home to a range of characterful rooms. Each bedroom is en-suite some with shower cubicles, some with showers over baths and two with wet rooms. While every effort has been made during the conversion to incorporate modern facilities including sound insulation, it is a protected old building, so there may be the odd quirky layout and creaky floorboard - plus stunning river views.

Bedroom prices are per room, per night. Rates are inclusive of accommodation, breakfast and VAT. Minimum 2-night stay. Restrictions apply on all Saturday evenings and on New Year’s Eve.

You will need to provide your credit or debit card details to secure your reservation. We accept Visa, MasterCard, American Express, Maestro and Electron to secure a reservation.

Please note that full payment for your reservation will be taken between 48 hours prior to arrival and check-in. This will be debited from the credit/debit card used to secure your initial booking.

We reserve the right and you hereby authorise us to charge your credit or debit card for any damage incurred to your room or the property during your stay (including without limitation specialist cleaning) or for any items that are missing when you leave.

If you think that there is a mistake in your reservation or if you require any changes to a confirmed reservation, please contact us to discuss.

The Mill on the Exe has a small free-of-charge car park beside the pub, for which spaces are available on a first-come, first-served basis.

All our rooms are complete with luxury toiletries, tea and coffee-making facilities, free WiFi and a hairdryer.

Please note, there is no air conditioning in the rooms. 

We welcome well-behaved dogs into a few, specially selected, rooms at an additional charge of £15 per night, per dog. If you are looking at bringing your dog with you please give us a call to ensure you are allocated the correct room.

We ask that dogs are not left on their own in the rooms. Your dog is allowed with you in all areas of the Mill of the Exe except the main restaurant.

Included in this additional rate you will find our 'Proper Dog' hamper complete with tennis ball, Forthglade treats, biodegradable poo-bags, a can of our 'Proper Dog' pooch-friendly beer and Proper Job beer for you to take away with you.

There is WiFi available throughout the Mill on the Exe. Simply complete our sign-in form and you'll have access to the internet. 

Please note, this is not suited to extensive streaming or heavy downloads/uploads. 

Check-in is from 3pm. We ask guests to check out by 10:30am on the day of departure.

Breakfast is served every morning from 8am until 10am and is included as part of your room rate. 

You can order from our breakfast menu, or please help yourself to our continental selection.

The main bar and restaurant also offer lunch and dinner. The team will be happy to reserve a table for you, just let them know. Explore our full menu here.

Unfortunately, our rooms are not large enough to accommodate extra beds with the exception of cots. We do not have cots to hire but you are welcome to bring your own. If you would like a little extra space or need an extra bed for a child please book one of our attic rooms.

Additional occupants aged 3 - 15 years are charged 25% of the double room rate. 

All of our rooms are in a beautiful listed building in a conservation area. Originally a townhouse, our accommodation is located across four floors with a staircase serving all levels and unfortunately, we do not have a lift.

The front door to the accommodation is accessed via four steps, we have three rooms located on this, the original ‘ground floor’ of the house. Alternative access is available via a link corridor with the adjoining Mill on the Exe public house – there are two steps in this link corridor. 

Guests with specific access requirements are advised to contact us where will be happy to provide advice and assistance.

Although we will try to accommodate special requests, all rooms are subject to availability.

If you have booked through a third-party travel agent please refer to the agent's specific cancellation terms. We do not pay commission on reservations to third parties without a prior formal agreement.
